Client: Beyond Developments, Dubai
Brief: reach qualified property buyers in the UK for Passo, a coastal residence on Palm Jumeirah
Result: six completed apartment sales attributed directly to the campaign
The Brief
Beyond builds on Palm Jumeirah. Their buyer, for this project, was in London. That is not a footfall problem. It is a trust problem, and trust does not move at the speed of a display ad.
The instruction was plain. Not awareness. Qualified sales.
The Challenge
A Dubai developer has no natural presence on a UK street. Property buyers at this level do not act on impressions, they act on conviction, built slowly, in places they already trust. The site had to do the work a sales office usually does. Fifty words, and every one of them had to earn its place.
The Plan
We did not buy more inventory. We bought better streets.
Rather than spreading the budget across volume, we placed Passo on sites chosen for who walks past them, not how many. Chelsea. The kind of postcode a Palm Jumeirah buyer already lives in, or wishes they did. The audience wasn’t found. It was already there, on its way to lunch.
Format followed logic. Digital out-of-home, positioned for repeat exposure along a route the same buyer would walk more than once. Frequency without extra spend, the same principle we run through every plan we build.
The Execution
One creative, one message, held consistent across the run. Live extraordinary. Own Dubai’s most desirable coastline. No variants competing for attention, no seasonal refresh. Consistency reads as confidence, and confidence was the entire brief.
The screen did not compete with its surroundings. It sat inside a street that already looks like money, and let the product speak in that register.
The Result

Not leads. Not clicks. Sales, on a property most of the audience had never heard of a fortnight earlier, in a city they may never have visited.
The Takeaway
Out-of-home doesn’t sell space. It sells confidence.
For property developers, the difference was never the medium. It was the planning behind it. Beyond didn’t need more people to see Passo. They needed the right seventy or eighty people to believe in it. Out of home, planned properly, was the fastest way to get there.
